HMO Property Management


Managing a house in multiple occupation (HMO) requires more intensive work we therefore offer a different pricing sttructure to manage HMO properties for landlords:

Tenant Find for HMO Properties

We will market your property to prospective tenants via the internet, using our database and/or by erecting one of our ‘To Let’ boards to promote your property.  We may approach local letting agents to also market your property on our behalf to increase the exposure.

All prospective tenants are referenced prior to the commencement of any tenancy. These references include employment, financial and previous landlord checks - if the references are not satisfactory the tenancy will not proceed.  In some situations a guarantor may be required for a prospective tenant; in this situation the guarantor is also referenced and must pass satisfactorily prior to the tenancy commencing. 

We will produce, provide and get signed the tenancy agreement to protect your legal rights at the start of the tenancy.

A deposit normally equivalent to one month’s rent is received from the tenant prior to the commencement of the tenancy.  The deposit is transferred to one of the Government deposit schemes thereby ensuring you are complying with the law.  Upon vacation a final inspection is carried out on fully managed properties in accordance with the initial inventory in order to assess the return of the tenants deposit.

We strongly recommend an inventory is carried out by a member of APIP (Association of Professional Inventory Providers). Although this service is not included within the Let Only package it is available as an extra; please contact us for a specific quote.

This service is available to Landlords who also take out our Rent Collection or Full Management Services. Our Tenant Find/Initial Let service is offered at a very competitive price of only £199.  


Rent Collection Only for HMO Properties

With this level you receive everything as detailed in the Tenant Find/Initial Let service and the following:

We provide a rent statement to our landlords every time a rent is processed on their property, normally once a month.  This statement provides a breakdown of all income and expenditure for that period.  The rent is paid by bank transfer directly into the Landlord’s account from our client bank account.

At the end of the tenancy period we will arrange for the tenancy agreements to be renewed for a further 6 or 12 month term, or as a periodic tenancy, whichever is preferred by both the Landlord and the Tenant.  Assured Shorthold Tenancy Agreements and relevant Notices and forms will be drawn up within the confines of the 1988, 1996, 2004 and 2008 Housing Acts and signed by the Tenant and the Landlord - or by us on behalf of the Landlord.

Should the Landlord wish a Tenancy Agreement to be terminated with the Tenant we will arrange for the relevant Notice to be served on the Tenant.
We will keep the Landlord updated with regards to Gas Safety Records, insurance renewal, electrical certificates and Energy Performance Certificates (where applicable) and arrange for these to be renewed where necessary.

Our Rent Collection service for HMO properties is available to Landlords at only 13% of the monthly rent.


Full Management Service for HMO Properties

With this level you receive everything as detailed in the Tenant Find and Rent Collection service and the following:

We prepare and produce a detailed inventory and schedule of condition for every managed property.  The tenant is provided with a copy of this report to agree to and sign.  This procedure also includes obtaining the meter readings and informing the relevant utility companies.

We carry out regular inspections of the property and provide landlords with an inspection report detailing our findings. During these inspections we are checking to ensure the property is being cared for and they are conducting the tenancy in accordance with their tenancy agreement. This is also an ideal time to report back to the landlords of repair or decoration works that may be required. Should any works be required we will obtain estimates at the landlords request.

Any maintenance issues raised by the tenant, the landlord, or noted during our property visit will be attended to by us and we will arrange for any necessary work to be carried out.  Most of our landlords have given us the discretion to carry out work up to a certain figure, beyond this figure we will obtain instructions from the landlord before proceeding unless it is an emergency.

When the tenant vacates the property we will check the inventory and schedule of condition, inform the utility companies and arrange for the return of the deposit.  We will also begin re-marketing the property should the Landlord wish us to do so.


Our Full Management service is available to Landlords at only 15% of the monthly rent. discounts are available for Landlords who have more than one property fully managed by Landlord Letting Network.
